Our goal is to scan the entire property in its best & most beautiful light, as well as help potential buyers fully visualize the space. We ask that nobody is home during the shoot as this can significantly increase scanning time.
After the shoot, we upload the property scans to process & perfect your 3D Tour/Floor Plans. The tour link will be available via a free property website & floor plans will be delivered directly to the agent via an online dropbox.
A dollhouse view is a precise, interactive, and visually engaging 3D representation of a property’s interior.
Matterport 3D Tours offer a smooth walkthrough experience, where you can practically go anywhere in a property, from the comfort of your own device!
With a floor plan, potential buyers can better visualize the layout of a property, helping them make faster purchasing decisions.
Floor plans are typically ready between 2-3 days after shooting. In a hurry to get your listing up? Choose this option on our booking form to have your floor plans delivered in under 24 hours.
We only scan and capture the interior of a property, unless there is a particular outdoor feature you would like us to highlight. In this case, we will capture a 360 photo that will be added to your tour.
Floor Plan measurements are typically accurate to 2% of reality, however, we cannot guarantee this tolerance for all measurements and scanned properties.
Measurements are calculated according to gross internal area (GIA), which is defined as the floor area contained within the building, measured to the internal face of the external walls.
The following areas are typically not included in the floor plans and measurements: exterior areas of the house such as decks, patios, and balconies, garages, small closets, areas below 5 ft (1.5 m) tall such as crawl spaces, and under inclined ceilings.
The Matterport 3D Tour will be embedded on our modern and intuitive property websites, which we will provide you a link to. 3D Tours are active for 6 months after the shoot date, unless the property has sold, whereby it is deactivated. If you wish to keep your tour active for a longer period of time, a fee of $5 + HST per month will apply.
Once ready, floor plans will be sent to the agent via an online dropbox, where they can be viewed and downloaded. They are retained in the online dropbox, free of charge for 6 months before they are removed. It is the agent’s responsibility to download the floor plans before they are removed.
3D Tours & Floor Plans are typically ready anywhere between 1-2 business days after the shoot but may be longer for complex / larger properties.
Agents may meet us at the property or provide a lockbox code for us to enter the property. A homeowner may also provide us access to the property.
Depending on the size of the property and other factors, shooting time is typically between 1-2 hours.

Listings outside of the blue circle (pictured below) are subject to a travel fee. Travel fees will be invoiced separately after the shoot date, and will be enforced up to the discretion of our team.
Unless a special exception has been made, we do not service areas outside of the red circle at this time.
